HOA Dues Information

What do your dues pay for?

Mowing and tree maintenance on our 21 acres of commons area, and maintenance/repairs of the many scenic walking paths.

We also maintain/repair/update the recreational amenities which include:

Three playgrounds
Two tennis/pickleball courts
A regulation-size basketball court
Smaller basketball court
Horseshoe pits

Additional Information:

Tierra HOA Dues are $220.00/year. (2026)

The following Tierra HOA policy on collecting delinquent dues is in response to changes in the Nebraska Law (NE Rev Stat. 52.2001 (4), which forces a more aggressive stance.

During the September 2023 Board meeting, the Board passed a Motion on the steps that will be enforced starting January 2024. If you are behind on paying your dues, please note the following:

30 days after the initial Annual Notice is mailed in January 2024, your dues are delinquent and will be assessed a late fee.
60 days after the initial Annual Notice is mailed in January, and you have not paid your dues, the Board will send you a friendly reminder that the dues have not been paid.
180 days after the initial Annual Notice is mailed in January, and your dues are still not paid, the Board will send a Notice informing you that you are delinquent.
395 days after the initial Annual Notice is mailed in January, and you still have not paid, the Board will submit to legal counsel for collection of the homeowners’ late dues + penalties. THE HOMEOWNER WILL BE RESPONSIBLE FOR LEGAL COSTS THE BOARD INCURS TO COLLECT THE LATE DUES AND PENALTIES, as allowed by our bylaws and state law. THIS WILL BE AN EXTRA EXPENSE TO THE HOMEOWNER IN ADDITION TO THE ANNUAL DUES AND THE LATE FEES.

NOTICE: If, as of September 2023, you are more than 395 days past due, you are currently at step 4 and you should immediately email the board at [email protected] to avoid legal expenses. You have received notice from the treasurer, and we are beginning the process to turn your account over to our attorney.
